3. Our Process

Every project we deliver follows the same six-stage process. It keeps pricing accurate, reduces variations during construction, and ensures the system performs when you hand over the building.

Design & Pricing

We review the design documents, carry out any required preliminary design-and-construct work, and issue a detailed tender based on current drawings and specifications.

Award & Engineer Certification

On award we engage the engineer of record for certified construction drawings. Any design changes are flagged and priced before materials are committed.

Procurement & Pre-Construction

Equipment ordered against certified schedules. Long-lead items flagged early. Shop drawings coordinated with architect, structural, and other services.

Delivery

Licensed mechanical tradespeople deliver the install to program. Dedicated PM on every project, weekly site coordination, QA checkpoints at each milestone, and proactive clash resolution with other trades.

Commissioning & Balancing

NEBB-certified testing, adjusting, and balancing across every system. Commissioning reports, equipment start-up, and airflow verification against design. All compliance and statutory documentation issued on completion.

Handover & Aftercare

O&M manuals, as-built drawings, warranty certificates, and walk-through with the building operator. 12 months defects liability and monthly preventative maintenance visits included on every design-and-construct project.

4. Project Description

The GYG Strathpine project is a new Guzman y Gomez store fit-out at 90 Gympie Road, Strathpine QLD. The mechanical services scope covers supply, installation, testing, commissioning, and 12-month maintenance of the complete air conditioning, ventilation, and kitchen exhaust systems in accordance with GYG approved mechanical drawings, specifications, and NCC requirements.

6. Scope of Works — Included

The following scope is included in our tender price, grouped by system for clarity. All works carried out in accordance with the GYG approved mechanical drawings, specifications, and NCC 2022 requirements.

A. Design, Compliance & Coordination
Supply, install, test, commission and maintain a complete mechanical services installation to GYG approved drawings and NCC 2022
Review and coordination with GYG's nominated mechanical engineer on shop drawings prior to manufacture
Full commissioning with airflow data recorded across all systems
Provide as-built drawings and O&M manuals on completion
B. Air Conditioning — Kitchen / BOH & Dining / Servery
Roof-mounted reverse cycle packaged AC unit to Kitchen / BOH areas (Actron — PAC.01 as specified)
Roof-mounted reverse cycle packaged AC unit to Dining / Servery areas (Actron — PAC.02 as specified)
Deep bed bag filters included with packaged unit installation
Vibration isolation — packaged units mounted on two layers of 9mm waffle pad separated with 3mm galvanised metal plates
Anti-vibration mounts and weatherproof connection boxes at all condensing units
C. Kitchen Exhaust System
Stainless steel kitchen exhaust canopies (KH.1 main hood, KH.2 fries hood)
Honeycomb grease filters to exhaust canopies
Integrated heat-resistant LED lighting within canopies

Insulated condensate drainage (1:60 fall) between AC units and tundishes provided by others
Vibration isolation to all installed mechanical equipment — double deflection spring isolators on make-up fans

I. Warranty & Ongoing Maintenance
52 weeks (12 months) defects liability on all new systems and equipment
52 weeks full labour and parts warranty on the complete mechanical installation
12 months preventative maintenance with monthly visits in accordance with AS3666
State Government certification that installation complies with NCC
Lead times for Actron packaged equipment are currently 7–9 weeks. We recommend early order release to protect the programme.

7. Exclusions — Not Included

The following are not included in our tender price and are deemed the responsibility of the Builder, Hydraulic, Electrical, or other nominated trades.

All builder's work, cutting, patching, framing-up, furring-in, chasing and making good of ceilings
Cutting and coring of holes and penetrations through walls, slabs, and roofs
Kerb upstands, underflashings and overflashings around roof penetrations
Clear openings through existing building structure for ductwork and pipework
Demolition or de-notation works
Plinth surrounds and associated concrete works
Plant deck and associated structural steel
Any set-out works
B. Access, Safety & Hoisting
Scissor lifts, EWPs and scaffolding
Crane hire and associated lifting operations
Aluminium mesh walkway, man-safety harness points and ladder brackets (access to roof plant)
Ceiling-mounted access platforms for ceiling-space maintenance
AS1657 access certification for roof and ceiling-mounted mechanical plant

8. Confidentiality

Our budget submission is submitted in confidence to your company and shall not be issued or distributed to other parties and stakeholders. BL Air shall treat all tender correspondences in confidence.

9. Quotation Terms

This offer is valid for 30 days and/or to the next material price rises. This offer is subject to BL Air Terms and Conditions of Trade.

10. Design & Scope Variation Clause

This tender is based strictly on the current design drawings and specifications provided at the time of pricing. Any changes, omissions, or additions arising from subsequent shop drawings, revised design documents, or client-requested modifications will be deemed variation works. These variations will be priced separately, and no work will proceed on the variations until written approval and acceptance of the associated costs are received from the client. BL Air Mechanical Services Pty Ltd reserves the right to adjust project timelines to accommodate any such changes.

To avoid misunderstandings, it is the client's responsibility to ensure that all issued design drawings are final and coordinated prior to commencement of works. BL Air Mechanical Services Pty Ltd will not absorb costs related to design discrepancies or late-stage amendments beyond the scope of this tender.
